We may update these terms from time to time. The latest version will always be on this page with its date. If you keep using the Website after a change, it means you accept the updated terms.

2. What we do

Investor Believe is a real estate advisory. We help buyers explore new projects, ready-to-move homes, resale properties and commercial spaces across the Yamuna Expressway, Greater Noida, Noida and Ayodhya. This includes sharing project information, price lists and payment plans, arranging site visits and supporting you with developer coordination and booking paperwork.

Investor Believe is not a developer, builder, bank or lender, and we are not a law firm or a financial advisor. Properties are sold by their respective developers or owners. The sale agreement is between you and the developer or owner, not with us.

3. Accuracy of information

We share project details, prices, offers, availability and specifications as provided by developers and other sources. These can change at any time without notice, and some details may be out of date by the time you read them.

Images, layouts, floor plans and amenities shown on the Website are for illustration and may differ from the actual project. Before you book or pay, please confirm every detail with the developer in writing.

4. No guarantee of returns or possession

We do not promise or guarantee returns, rental income, appreciation in value, loan approval or possession dates. Any information about location potential, infrastructure or market trends is general guidance based on available information. It is not a prediction and not investment, legal, tax or financial advice. Please speak to a qualified professional before taking decisions that carry legal or financial risk.

5. Your responsibility to verify

Property is a big purchase, and the final decision is yours. Before making any payment, please:

• Check the project's RERA registration on the official UP-RERA portal.
• Read the approved plans, the builder-buyer agreement and the payment schedule.
• For resale, check the title papers, NOCs, maintenance dues and the seller's ownership documents.
• Ask for the full cost in writing, including PLC, parking, IFMS, taxes and other charges.

6. Enquiries, site visits and communication

When you submit an enquiry or contact us, you agree that Investor Believe may contact you about your property requirement by phone call, SMS, WhatsApp or email, even if your number is on a Do Not Disturb (DND) list, as permitted by law. You can ask us to stop at any time.

Please give correct details so that we can reach you. We confirm availability before a site visit, but a unit can be sold or blocked by the developer at any time, and we cannot be held responsible for this. A site visit does not oblige you to buy.

7. Fees and payments

Unless we tell you otherwise in writing, you do not pay Investor Believe for enquiries, shortlisting or site visits. If any fee or service charge applies, we will tell you before you commit to it.

Booking amounts, instalments and other payments for a property must be made only to the developer or owner, as shown in their official documents. Please verify the account details with the developer directly before you pay. Refunds and cancellations are governed by the developer's booking terms and applicable law, not by Investor Believe.

8. Developers and third parties

We work with developers and other partners to bring you property options. They are independent businesses, and we do not control their projects, delivery timelines, quality or conduct. Any dispute about a booking, construction, delay or refund is between you and the developer or owner. We will help with coordination where we reasonably can.

9. Using the Website

When using the Website, you agree not to:

• Give false information or pretend to be another person.
• Copy, scrape or republish our content, data or design without our written permission.
• Try to break the Website's security, overload it or upload harmful code.
• Use our team's contact details, or those of any other user, for spam or any unlawful purpose.

We may limit or block access for anyone who breaks these rules.

10. Intellectual property

The Investor Believe name, logo, design, text and the way information is organised on the Website belong to us or are used with permission. Project names, logos, images and details belong to their respective developers and are shown only to identify the projects. You may view the Website and share its links for personal, non-commercial use. Any other use needs our written permission.

11. Links to other websites

The Website links to developer websites, the UP-RERA portal and other third-party sites. We do not control them and are not responsible for their content, accuracy or privacy practices. Using them is at your own risk and subject to their own terms.

12. Limitation of liability

The Website and our services are provided on an "as is" and "as available" basis. To the extent allowed by law, Investor Believe is not liable for any indirect or consequential loss, or for any loss arising from changes in price, availability or specifications, delays or defaults by a developer or owner, the outcome of a property purchase, or the use of third-party websites.

Nothing in these terms limits any right you have under Indian law that cannot be excluded.

14. Governing law and disputes

These terms are governed by the laws of India. Please contact us first so that we can try to settle any issue in a friendly way. If it cannot be settled, it will be subject to the jurisdiction of the courts at Gautam Buddh Nagar (Greater Noida), Uttar Pradesh.
